Most defects that cost real money are about how a house was put together: a deck ledger without proper fasteners, a notched joist, a header that's too small, flashing that was skipped. I spent 17 years building and fixing exactly those things.
When I write something in your report, I can also tell you what the repair usually involves, so you can negotiate with real information.

Questions people ask
What does a home inspection include?
A visual inspection of the accessible parts of the house: roof, exterior, foundation and structure, attic and insulation, plumbing, electrical, heating and cooling, interior, windows, doors and garage, following the InterNACHI® Standards of Practice.
How long does a home inspection take?
Most houses take 2 to 3 hours. Condo apartments are usually faster; large or older homes take longer.
How much does a home inspection cost?
I charge a flat rate by type of home, confirmed before booking. Large homes and homes built before 1975 may cost more because they take longer.
Do I need to be there?
It's not required, but it's worth it. The walk-through at the end is the best time to ask questions.
When do I get the report?
Usually within 24 hours, by email, with photos and findings sorted by urgency.
Do new homes need an inspection?
Yes. New homes have defects too, and the Tarion warranty only covers what you report on the right form before the deadline.
